Direct Works online seminar on July 2nd “Smarter, Faster, Better – Operative Efficiency & the AI Opportunity” brought together housing professionals from across the sector to explore how artificial intelligence is transforming repairs and maintenance operations.

Key Themes That Emerged:

AI as a Game-Changer for Operative Efficiency Dave Carr from Propeller opened our eyes to AI’s potential for reducing operative visits through predictive maintenance and improved diagnostics. His fascinating case study of processing 20,000+ certificates using AI showed how technology can tackle seemingly impossible data challenges. The concept of “gamification” particularly resonated — using game-like elements to motivate operatives and improve performance metrics.

Smart Solutions for Materials Management Helen Schoolar from Jewson demonstrated how technology is revolutionising van stock management and materials delivery. From smart collection points to AI-powered apps that enable real-time inventory tracking, these innovations are helping operatives spend more time fixing and less time sourcing materials. The 53% reduction in materials collection time achieved by Green Square Accord was particularly impressive.


The AI-Ready Workforce Richard Hattersley and Tony Bird from HAYS highlighted the critical importance of recruiting operatives with a “software mindset.” Their insights into how AI is transforming recruitment processes — from CV enhancement to interview preparation — were eye-opening. The key message: seek candidates who can adapt to and optimise technology without solely relying on it.


Procurement Revolution – Matt Jarratt and Clare Tetlow from ProcurePlus guided us through the significance of the Procurement Act 2023. Their practical advice on navigating below-threshold contracts and leveraging AI for tender evaluation processes provided valuable insights for DLO operations.

Real-Time Optimisation – Nick Shipton from MoreIQ presented compelling evidence from Raven Housing’s implementation, showing a 26% increase in completed work orders and 16% increase in demand absorption — all without increasing headcount. This demonstrated the tangible benefits of proper algorithmic optimisation.


Avoiding AI Fatigue Astrid Bowser and John Bell from OneAdvanced addressed a crucial concern — AI fatigue. Their emphasis on responsible AI development, data sovereignty, and ensuring AI enhances rather than replaces human capabilities resonated strongly with attendees.

Throughout the day, several themes consistently emerged:
- The importance of data quality and collection
- The need for proper change management and training
- Technology should enhance, not replace, human expertise
- Starting with clear use cases rather than adopting AI for its own sake
- The critical role of leadership in driving digital transformation

Russell Thompson’s closing remarks perfectly captured the day’s essence: “AI is the future. We need to work with it, not against it.” The consensus was clear — organisations that embrace these technologies thoughtfully, with proper planning and training, will gain significant competitive advantages in operative efficiency and tenant satisfaction.
